If you’ve been thinking of selling your house, it may be because you’re hearing that home prices have been on the rise, listings are going fast, and sellers are getting multiple offers on their homes, and most OVER their asking price. But why are conditions so good for sellers right now? What can we expect to see in the near future and will this seller’s market last?

The answer is simple. It’s the same concept as “supply and demand”. There are many more buyers looking for houses right now than there are houses for sale resulting in multiple offers and bidding wars in the sellers’ favor. But will this last? Experts are saying that the housing market is facing an inflection due to rising mortgage interest rates. Rates have steadily increased week after week since December, 2021 from 3.05% for a 30-year fixed-rate mortgage to 5.0% on April 18, 2022, according to Freddie Mac’s Primary Mortgage Market Survey®.

No one has a crystal ball but indicators show that interest rate will continue to rise forcing more buyers out of the running. Once the demand for homes decreases, so shall the listing prices. If you are considering listing your home for sale it may be wise to do so sooner, rather than later.

The children of an immigration attorney…the family has long known the struggle of those trying to make a better life and feel connected to giving a helping hand to those in less-than-auspicious starting points.

This includes a foundation, Hope for Youth, where David is a board member, that helps at-risk foster children on Long Island.

“We are about helping people,” said David. “Profit is a by-product.”

David and wife, Melissa, have started a [real estate] agency, For Good Realty, that further expands the altruism of the family with a twist that involves clients at the helm of good deeds: 5 percent of the company’s commission will be donated to a charity of the homeowner’s choice.

While the real estate firm only started a month ago, there are already six properties at various stages of closing, and Melissa is eagerly awaiting cutting checks for their partner charities.

The inception of the agency, much like the Zwaiks other businesses, came to be from a paucity in the field. In this case, Melissa had been working as a realtor and saw that other agents were lukewarm with their clients, resulting in a sense of trepidation, especially with first-time homebuyers who were new to the process, when agents did not come to milestone appointments like home inspections.

DJT Development had started with home renovations in lower-income neighborhoods and the Zwaiks became passionate about helping first-time homebuyers who did not have generations of familial experience with the process to help them.

“We are like a family,” said Melissa. “That is what sets our brokerage firm apart. There is a culture of helping and not one of competition so that the client gets the best representation and experience.”

When asked if their family brought them up with expectations of noblesse oblige, the Zwaik brothers were steadfast that it was not an overt expectation, but just part of their upbringing to serve others.

According to David, “We want to inspire people to pay it forward.”

The leaves may be falling but home prices on Long Island continue to soar up, up, up

Long Island home prices kept climbing last month, hitting a new high in Suffolk County as the suburban homebuying scramble extended into September.

Homes in Suffolk sold for a median price of $464,375 last month, up 13% compared with a year earlier, OneKey MLS, the multiple listing service that includes Long Island, reported Thursday.

In Nassau County, the median sale price increased year-over-year by 9.3%, to $590,000, the multiple listing service reported.

September marked the second month in a row that Suffolk sale prices have set new records. In August, homes in Suffolk traded for a median price of $456,000, and Nassau home prices set a record high of $595,000.

“Fall” in Love with Long Island

While most know that Long Island is known for its long warm days of summer and vast beaches, fall is perhaps an even more special time here. A true piece of Long Island History – donated in 1936 to the Long Island State Park Region by Mrs. William Bayard Cutting and her daughter, Mrs. Olivia James in memory of Mr. William Bayard Cutting, this peaceful oasis of roughly 930 acres offers beautiful scenery and walking trails for every pallet.

Whether you enjoy trees, flowers, or bodies of water you will find them in abundance here. After a guided tour, lunch at the 19th Century tudor-style Manor house, built in 1886 while overlooking the rolling lawns and taking in breathtaking landscapes and some of the most awe inspiring plantings known to this region. So grab your favorite fall sweater and don’t forget your camera!
